Flexible Residential Leases: 5 Things You Need To Know

Mar 1, 2022 | 0 comments

Not everyone wants or needs a long-term lease arrangement. There are times when our lives can be unpredictable or uncertain and we need a more flexible solution.

You may have relocated to a new city and want to give the neighbourhood a test drive. Maybe you’re working away from home for a few months, or maybe you just aren’t the type for a long-term commitment.

Whether you want to stay short-term, are in between moves or want to establish a home for years to come, a flexible lease is a great option if you are unable or simply don’t want to lock yourself into a long-term fixed lease arrangement.

Here are five things you need to know about flexible leases before deciding if it’s right for you.

1. WHAT IS A FLEXIBLE LEASE?

Flexible lease contracts are defined as rental agreements that can vary. They offer people the flexibility to move easily and quickly without being locked into traditional fixed-term contracts.

They can include month-to-month leases, transferable leases and shorter-term leases, like three or six months in length.

2: SHORT-TERM AND LONG-TERM OPTIONS

A short-term flexible lease allows you to find a stable living situation with the option to stay or leave based on your needs, so long as the appropriate notice period is given.

You may wish to sign a minimum stay lease, however if you are enjoying where you are living, you can continue long-term on a month-by-month arrangement, providing you with both security and flexibility.

At Ingenia Rental the minimum tenancy stay at our Queensland communities is three months with the option to move to periodic month-to-month agreements. In our Victorian communities, we offer minimum six-month lease agreements.

3: QUICK AND EASY MOVE-INS AND MOVE-OUTS

Breaking a fixed long-term lease can result in additional financial costs and the pressure of going against the terms and conditions of the tenancy agreement that you signed to secure housing.

Flexible leases are typically less complex and designed for easy move-ins and move-outs without a string of terms and conditions that lock you in.

Our Ingenia Rental application process is simple and offers fast approvals, and our on-site Community Managers can help guide you through the whole process.

4: WHO TYPICALLY SIGNS A FLEXIBLE LEASE?

There are various reasons as to why someone would want to sign a flexible lease, however people typically fall into the following categories:

  • Sudden unforeseen change to current living arrangements
  • Transient workers (eg tradies, transport, retail, construction)
  • Business travellers
  • Students
  • Nomads
  • People moving house
  • People completing renovations on their home
  • People relocating from interstate
  • Long-term tourists
